Renting with NB
If the tenancy you are applying for is a 'fixed term' the landlord will require us to re-negotiate an extension. A fee of £40 plus VAT will be payable.
Occasionally we market some properties on behalf of other management companies, any additional costs will be made aware to you.
Your first step is to pay a holding fee to secure the property, which is the equivalent to the first weeks rent, by BACS transfer. This will be deducted from your first months rent. You will then receive a link to an application form from our referencing company 'Legal 4 Landlords', which you will need to complete as thoroughly as possible.
We will contact you as soon as your application has been accepted to agree a move in date. At this stage we will take payment for your deposit in full, along with the first month’s rent.
Following on from this the tenancy agreement will be produced. This is a Legally binding contract that needs to be signed by all listed tenants. We will generally email the contracts to you, to be signed and returned to our office within 5 days.
You will need to pay the first months rent in full, in cleared funds, at least 24 hours prior to move in. Payment can be made by cash or bank transfer.
If you have a guarantor, we will also need a signed Deed of Guarantee.
An affordability calculator is used, this is determined by taking the monthly rent and multiplying it by 30. Please see examples below showing monthly rent and minimum gross annual salary required.

In addition to your application form, we will also require to see, an original photographic ID (passport/drivers licence,) and proof of residency (recent utility bill or bank statement).
INFORMATION FOR GUARANTORS
In some circumstances, a Guarantor may be required.This person is responsible for your rental obligations. Your Guarantor will need to complete a Guarantor Application form, which will be sent via link by 'Legal 4 Landlords'.
Guarantors must be a UK citizen, employed full time, and a homeowner.- please call us to discuss your specific circumstances.
